Resident Selection Criteria
Rental Application will not be accepted if the applicants do not have a combined
household income equal to or greater than three times the monthly rent of the
unit for which the applicant has applied.
Rental Application will not be accepted if the head of the applicant’s household
has not been employed by one firm for a continuous period of twelve months during
the previous two-year period.
Rental Application will not be accepted if an applicant does not have an
Equifax credit score of at least 620.
Rental Application will not be accepted if a credit bureau reports a bankruptcy
or unpaid civil judgments within the last seven years.
5. The Rental Application will not be
accepted if an applicant does not have a satisfactory residence history. Applicants must provide one year of
verifiable history on the applicant’s current and previous address. If the applicant has rented or owned in the
past, a satisfactory landlord rental reference is also required. If the applicant has owned a home, then a
satisfactory report shall be required from the applicant’s current or previous
lender at the discretion of the Seasons Villas.

6. The Rental Application will not be accepted
if an applicant has any evictions on the applicant’s record. There must be no outstanding debt or lease
violations reported by any previous landlord.
Rental Application will not be accepted if an applicant has unpaid debts with any
creditor including a utility company.
8. The Rental Application will not be
accepted if the applicant has an incomplete background check or who has a
criminal history including but not limited to crimes against person or
property, crimes involving drugs, weapons, dishonesty, or prostitution, any
felonies, gross misdemeanors, and misdemeanors involving violence.
9. All applicants in the same household must
be screened individually. We do not accept co-signers.
10. Credit verification is completed for all applicants and is
conducted by MicroBilt Corporation, 1640 Airport Rd, Suite 115, Kennesaw, GA
30144, Phone: 1-(800)-884-4747 . MicroBilt is an independent reporting agency that
performs all screening activities for The Villas at Red Cedar Canyon. The applicants’ credit history and
application are kept confidential and are not disclosed to any other person or
entity without express authorization from the applicant. An applicant’s failure to provide the above information or accurately provide the information above may
result in a denial of the rental application.
